When most people think of having a home
built, they think of the builder, not the developer. The builder is out in
the front; the developer is behind the scenes. And, at times, the same
company is the builder and the developer.
Although it is true that some cohousing and ecovillage communities develop their own property, most hire a developer. There are far too many risks involved in being your own developer. Now the developer-driven community is becoming more and more common. Is developer-driven cohousing a viable option for cohousing? The first step is answering that question is to determine the role of the developer. The developer and his/her team: 1. Buy or control the site, building, or undeveloped land. 2. Do a market analysis, although this is less important in a cohousing community. 3. Develop financing which includes obtaining a mortgage financing commitment. 4. Complete the site engineering plans and specifications. This includes water management. 5. Determine and comply with environmental regulations. 6. Estimate the final total costs, direct and indirect. 7. Complete a Discounted Cash Flow analysis of inflows and outflows. 8. Deal with and get approval from the local authorities. 9. Construct streets, utilities, and lots. Streets are often a part of ecovillages but rarely a part of a single cohousing community. 10. Market and sell the project unless the cohousing or ecovillage community undertakes this portion of the project. Cohousers actually hire knowledge, planning, and experience when they hire a developer. |
