The choice of a developer is an important one. Yet it is not as easy as choosing a builder because developers are not as visible as builders. How can a cooperative housing or ecovillage community scrutinize a developer or developer/builder? The easiest way would be to visit other cooperative housing or ecovillage projects executed by this developer. However, no such projects exist in DFW so cohousers might find the following steps useful. 1. Determine how many years the developer has been in business. 2. Ask the local municipality what they know about this developer. Determine if the company is well respected. 3. Check with the major lenders in the area where you plan to buy, you'll soon learn the developer's reputation financially. Finally, the cohousing or ecovillage community must determine if there is a strong emotional and financial commitment by the developer they choose to create that type of residential development the cohousing community wants. Is the passion there? Although this is subjective, determining if the passion exists is probably the most important step for hiring a builder or builder/developer for an ecovillage or cooperative housing community.
