There is no time to be more careful than when you are buying an existing home. You need an energy audit before signing on the dotted line. Or possibly make your contract contingent on certain results from an energy audit. 

That is when both a blower door test and a duct blaster test might save you some money or at least put you in a position to have the present homeowner do energy-efficient repairs before you close.

There is an FHA energy-efficient mortgage available now. All the more reason to buy a home that will be both comfortable and cost less to keep comfortable.

New Home

Many builders are calling themselves green builders now. 

A good green builder will present you with a HERS rating for your new home as well as a duct-blaster test. Put it in the contract and Insist on seeing and understanding these scores before signing a contract for a new home, then do not close on the home until the builder has satisfied you for energy-efficiency. .
