If you are building or buying a new home, make certain it is as energy-efficient as possible and constructed with today's newest building-science technology. Hire a green builder, or if you are buying a tract home, hire a green consultant to look at the plans before you buy. 

If you don't buy a green home, one of four things will happen as energy costs increase (and common sense tells us these costs will increase):

1. You will have to spend money renovating the home you recently purchased.

2. You will have to buy another home in a few years and may lose money when you sell this energy-inefficient home.

3. You will pay higher and higher utility bills.

4. You will be uncomfortable: colder in winter and hotter in summer until you do one of the above.
