We have said it before but we will say it again: It is more green to remodel a not-so-green home to be green and energy-efficient than it is to build a new energy-efficient house. . It is possible that your remodeled home will never be as energy-efficient as the home that is built from the ground up to be super efficient. However, your remodeled home will use many fewer resources than the new home. A new home that is built to be energy-efficient is wonderful but it uses many, many more resources than remodeling an older home.So... If you take your time looking in order to buy the correct home to remodel, your final result will be more green and almost or AS energy-efficient, Your remodeled home can also be quite healthy, too. There are more and more homes on the market in this economic situation. This gives you more choices because some things, such as detached garages, are not easy to find. Now is the time to take a look at thie market. Try to find a home that incorporates all of the "must haves" and none of the "must not haves." Realize that you will probably not find a home that incorporates all the optional "nice to have" items and none of the items "to be wary of." When in doubt, however, get estimates and inspections before buying the house to avoid unpleasant surprises when starting to remodel. On the other hand, you don't want to buy a house or even invest in your present house if correcting the health hazards will be too high. So be careful and test for problems, then get renovation estimates up front and include them in your renovation budget. Even though you don't have to correct every problem at once, you do want to achieve your final goal--to live in a healthy, green home. The following pages have tables you can use as a guide to buying an existing home to be remodeled green. Brief explanations and links to other pages for further clarification are included where possible. Choosing
